Stay away!!!!!! Everything was wonderful at first then at end of lease it all went wrong. I had a professional cleaner come in and even shampooed the carpets but then years later applying for rent to found out they put bad hit on my credit!!!!! They said cause i didn’t do a walkthrough with them and still some how apparently owe them 1000$ these people are crooks!!!!

I received my house dirty. I left with it clean. They still had the nerve to charge me $425.00 for a cleaning fee and $125.00 because “they needed to trim the bushes.” Ironically, when I arrived the yard maintained about as well as the house was “cleaned.” They also told me there would not be an inspection on my way out, and later called to ask why my power and water was off saying “we need the electric to carpet clean.” Even though the entire place was hardwood. They then charged me a fee to turn everything back on. I paid 1195 a month and only lived there six months, due to the military, and they still took my entire security deposit. Any time we needed any maintenance done on the house it was incredibly painful, and often they would say it’s not their problem. Highly unprofessional business, avoid them if you can. P.S. they say they’re not the same company, but if you go on their website the rental section leads you to regency management.

I am only giving five stars because I don't want to bring down the real estate agency's score, my issue is with Regency management. They do not have a listing to leave reviews on, unfortunately. Again, my issue is with Regency management. Our bathroom flooded late one night because of roots that were grown through the sewer pipe, and we called and left a message. It was a true emergency so we called a plumber and got him dispatched. Regency finally got back to us, and told us to turn off the water at the main line and cancel the other plumber and they would send someone out in the morning. I asked her what we were supposed to do for bathroom and water until the morning? She responded with,"I don't know, go outside?" Who wants to pay almost $1,000/month to have to go pee in the yard? We had the original plumber still come out, and they did reimburse us for his fee. Melissa was our leasing agent, and it took an average of 2-3 messages for her to get back to us anytime we needed her. There were a few times that she was just rude and condescending for no reason. Upon move out, I called to schedule a walk through and was told because of COVID, they were not doing walk throughs but that she would call me to let me know if there were any issues. Oddly enough, they had no issue making us show the house to potential sellers while we were still living there, despite COVID. I never heard anything back from Melissa, until around 60 days after move out when we got part of our deposit back. We had the home professionally cleaned, I cleaned the carpets and repaired damages. We were still charged over $1,000 for damages and cleaning, even though we hadn't heard that there were any issues.I guess we should just be grateful we got anything back. Overall, I definitely would not rent from these guys again.

Rented out a house, spent the entire first week cleaning the dog hair out of the carpets, off the walls, cleaning black mold off the bathroom ceiling, and flea bombing my bedroom. It was my first rental & I don’t like to make issues out of situations I can fix myself, so I took care of the mess left from the previous tenant. Year & a half later I thoroughly cleaned the house to leave it in better condition than I moved in. I moved out and was charged $300 for cleaning fees (6-8 hours worth) in a 1100 sq. ft home. Told my property manager (tony) about some issues with the home while i lives there (I.e. the bedroom windows could not be opened or closed, the tracks were broken) & they did not fix it the entirety of the time I lived there, and rented the house out to the next tenant a week after I moved out. Safe to say they’re still broken. Took them exactly 60 days to get my security deposit back to me as well. My family would joke about how the house was operated by slum lords, in hindsight I’d say that’s a pretty accurate assumption.
