These people are the absolute worst. I moved out a month early. They told me they were going to list it and forced me to move out early never listed it completely cleaned my unit everything was moved out. They charge me $3000 to clean my unit and for damages, they never accept my phone calls. They never respond to my emails Nora give me annor give me itemized receipt of all the damages. They so-called fixed, and when I asked to speak to somebody they tell me they’re never in the office. They robbed me of money and it’s not fair what they do and somehow decided to rack up $3000 of damages in my unit. I am a very well-kept tenant, and never have had a complaint nor charged any more than $500 on a move out fee. This company will rob you and take all of your security deposit with no call back or any way to get a hold of them. There’s no one at the office you can’t talk to and you have to file everything on paper which even to get a lawyer cost me $3000. I am in the process right now of suing them for not giving me back my security deposit and making bogus cleaning replacement claims. The unit was clearly nasty before moved in and was not cleaned prior to us moving in. If you rent from this company, just expect them to take all of your security deposit and not reach out to you at all even the landlord told us they were never using them again with somehow they still took $3000 from my security deposit disgusting disrespectful company

I have been trying to manage several charges to my account for a rental property I do not rent anymore. These were "wear and tear" charges to trim weeds, caulk the bathtub, and re-key the front door totaling almost $500. I have called the main office nearly daily to dispute the charges and do not have my voicemails returned. I contacted them by email to send a formal dispute, which they have also not addressed. This is inconveniencing my current attempts to apply for other rental properties, as I currently have an outstanding balance. I am under the impression I will have to pay for the charges to avoid being denied a new rental property. I found these charges when I logged into my renter's insurance account which filed the claim. I was not informed of these charges that were applied to my account almost 2 months ago. I am very unimpressed with the management team at CapRock, who do not keep the important person in mind- the client. I will not refer any acquaintance of mine if they are looking at rental properties. Poor leadership comes from the top.

I love my experience with CapRock. They are always responsive to my calls and really care about me. They respond quickly and decisively to my property emergencies and also for the minor repairs when needed. The support staff are incredibly friendly and overall they are a very genuine group of people! I would give more stars if I could!! HIGHLY RECOMMEND!!

I ran into this company a few different times in my rental search. They didn't return any calls for multiple listing that I called about. When I did finally get a hold of them it was for a rental that didn't show them as the property management company. They STILL didnt answer the phone, but at least they text me back and I was able to set up an appointment. The very first question I asked when they text me was if the property accepted housing vouchers. I was assured they did. I showed up to the appointment and... 1. I was not meeting with the person they told me I was. It was an assistant. 2. The property did was not eligible for housing vouchers, those units were taken. 3. The apartment that was available was vile. I am genuinely confused as to why they seemed so dedicated to absolutely wasting my time. The assistant was friendly though. So there's that.

Would love to leave less than one star but can not. I was only with them for less than 8 months and the worst living experience of my life. First my bathroom ceiling was leaking, it was filling up to buckets of water a day and I called them two days in a row and they didn’t answer… they returned my request more than a week later. They then kept my ENTIRE security deposit and then tried to say I owed more. When I emailed them about how they were stealing money from me & included parts of my lease that say I was only responsible for damages I cost so I’m not sure how I can cover the bathroom exhaust fan and asked for proof how I could damage that, they tried to charge me for replacements that were not in my lease and I sent the colorado state laws saying unless it was in my lease I don’t have to pay, they also said replacing blinds cost way more than they did and I found my exact blinds on Amazon for $126 less than they said they cost and then they took a lot of money saying I left my place dirtier than when I moved in. I attached photos of how I left my place cleaner & they were immediately responding saying if I can prove it, I should and I could file a claim. And when I responded they were ignoring the bigger cost and repointed all the things out they stopped responding. I have emailed them 2 times since and they still are ignoring me. These people do not care about their tenants, they just want money. I have been renting across the country for the last 12 years and this was the worst company I have ever had to rent through. I was with a different rental company and towards the end of my lease they merged, so that’s how I ended up stuck with them. I called them several times about other maintenance matters outside of my leak and they never once answered or responded to a single phone call or maintenance request made online.I also called them for other reasons and they never answered or responded to voicemails.If you are renting in Grand Junction, please do not rent through them. Outside of neglecting request, they have been very mean to me in responses and now they just won’t respond because they refuse to return a single dollar of my security deposit.
