MEET HER IN PERSON, then carefully look at her contract. First, she will try to get you in to a 1 year contract (red flag), no agent should take this long or request this long. Second, the details of her popular 3% "low cost commission" is to offer buyer agents only 1% and keep 2% for herself. This will guarantee that NO buyers agents ever bring their customers to see your house. Third, MEET HER IN PERSON, don't be fooled by her decent phone skills. She will try to have you fax/email over a contract with out ever meeting you... BIG RED FLAG.
