I purchased a property in the City of Atlanta from Georgia Home Rescue, LLC a few months ago and within 4 months discovered that the seller and or seller’s contractor Mission Builders LLC created a landfill in the back yard during construction. I had to hire a contractor to remediate the landfill. They discovered many items that were previously located at the property when they took ownership; 13 tires, the chain link fence that was surrounding the property and large pieces of concrete from the previous driveway, etc. In addition we found discarded sheet metal, fresh cut lumber debris from construction, broken cinder blocks, rotten wood, lumber straps, discarded bottles and cans with date stamps from construction and a full hand truck. There was a clear attempt to hide the buried debris and false claims were made on the sellers disclosure related to landfills. I have made attempts to discuss the matter and have been pushed off and ignored. It has cost me close to $10,000 to fix the issue and they have provided no assistance. BUYER BEWARE!
We had a horrible experience selling our family home to J.O. the owner of this company and regret doing business with him. He was my mother’s next-door neighbor and took advantage of our situation when she passed away. He is very charming and convinced the estate’s executor to push his offer to us and we ended up having to wait for over a year for closing while the property was redistricted from DeKalb County to City of Atlanta schools to increase the property value and his offer. (He told us a neighbor had just done the same process in a matter of weeks.) During the agonizing year that we waited for the sale to close, He had multiple trees cut down in our backyard while we still owned the property. He did not ask us if he could do this, and had no legal right to do it. We didn’t know this had happened until after other neighbors and the DeKalb County arborist intervened to stop all of the trees from being cut down. Jacob expressed no empathy that we were so upset about him trespassing on and destroying our mother’s property. Unfortunately it was too late for the trees and after the sale finally went through he killed all the other trees on the property in violation of tree ordinances and built a huge house for himself. “Rescue” implies he’s saving you or the house, but he acts in his own interest.
Jacob and his team at Georgia Home Rescue came through and did exactly what they said they would. While other companies were lowballing me, Georgia Home Rescue gave me an extremely cash offer and closed within 2 weeks. I honestly wasn't expecting it to be as stress-free as it was. I'd highly recommend.
